The Central Texas housing market is moving through its typical summer rhythm, with sales activity slowing slightly but showing signs of stronger momentum heading into the fall. According to the latest Unlock MLS data, buyers and sellers across Austin, Buda, and Kyle are navigating a market with more inventory, steady pricing, and encouraging increases in pending sales.

Austin Market Snapshot

In July 2025, Austin saw 884 home sales, just a slight dip of 1.7% compared to last year. The median home price rose to $590,000, a 2.2% increase year-over-year. With nearly 6.9 months of inventory, buyers now have more options than in previous years. Pending sales jumped 22%, suggesting the fall market could see stronger activity.

For renters, the median monthly rent in Austin reached $2,795, up 1.6% from last year.

The median home price dipped to $365,000, a 4.6% decrease year-over-year. Even so, pending sales surged 26.4%, showing buyer interest is alive and well as we head toward fall.

Inventory in Hays County remains balanced at 5.2 months, giving buyers more breathing room compared to past years. Rental prices are also slightly higher than last year, with a median rent of $2,350.

What this means:

  • For buyers in Buda and Kyle, current conditions offer more affordability compared to Austin.
  • For sellers, even though median prices are lower, strong pending sales signal plenty of demand—especially for homes priced well in desirable neighborhoods.

Across the Austin-Round Rock-San Marcos metro area:

  • 2,492 homes sold in July, down 7.9% from last year.
  • The median price was $435,000, down slightly by 3.3%.
  • Pending sales jumped more than 15%, pointing to a potentially active fall season.
  • Buyers are benefiting from 6+ months of housing inventory, which is much higher than the extremely tight market we saw just a couple of years ago.
