Kyle is taking a big step toward growth with plans to rezone nearly 99 acres for a new mixed-use development. The City Council recently approved the first reading to change the land’s designation, paving the way for a blend of retail, single-family homes, and multifamily housing—all with an emphasis on water conservation.
What’s Changing

Kyle’s City Council approved the first of two readings to rezone approximately 98.88 acres at 1100 E. FM 150 from Agricultural to a Planned Unit Development (PUD).

The development is planned to include:
• 13 acres of retail services
• 48.4 acres of single-family homes
• 28.4 acres of multifamily residential units/apartments

As part of the plan, the developer will donate 3 acres to Kyle for a municipal facility, park space, or open space use.

The project is adopting the One Water approach, which means integrating stormwater, wastewater, drinking water, and other water systems together.

Water-wise features planned include:
• Native, drought-tolerant landscaping
• Alternative ground covers
• A regional detention pond for stormwater, with reuse of collected water for irrigation

The developer also agreed to give 7.2 acres for the future Chevo Pastrano Senior Parkway road, which will connect FM 150 and Yarrington Road.

The council added an amendment requiring 20% of the project be townhomes.
