Spring brought a notable shift in the Austin-area real estate market. After years of intense demand and soaring prices, we're seeing a steadier, more balanced environment—offering buyers more options and prompting strategic adjustments for sellers.
📉 Prices and Sales: Slight Cool Down
- Median Sales Price fell to $449,900, a 1.6% year-over-year decrease
- Total Sales dropped to 3,021, down 3.8% from this time last year
- In Austin proper, the median price landed at $595,000, and sales dipped 5.8%
What this means: The market is adjusting. Prices and sales have cooled slightly but remain stable—opening up opportunities for buyers while sellers must focus on strategy.
⚖️ Inventory Levels Are Climbing
- Active listings climbed to 14,673, a 17.4% increase
- Monthly inventory rose to 5 months, up from 4 months in May 2024
More homes on the market mean less competition for buyers and more room to negotiate, while sellers need to make their homes stand out with pricing, staging, and marketing.
🔍 Pending Sales Are on the Rise
- Pending contracts increased 16.1% year over year to 4,515, making May the most active month of 2025 so far.
